Our Process
A Clear Path From First Conversation to Finished Project
Building or renovating a home involves hundreds of decisions. You should not have to navigate them alone or wonder what comes next.
Brymont’s process brings planning, pricing, coordination, and construction into one organized path.
The Brymont Process at a Glance
-
We start by understanding your vision and what you want the project to accomplish.
During an initial consultation we’ll walk through the project with you, discuss priorities, investment expectations, timing, and any known challenges. From there, we’ll determine the best path forward and whether Brymont is the right fit for your project.
Outcome: A clear understanding of your project and the next step.
-
Before construction begins, we work through the important decisions that define the project.
This is where your ideas become a buildable plan. We coordinate final design, scope of work, involve key trade partners, refine selections, and establish detailed pricing before you commit to construction.
The goal is simple: resolve as much as possible before work begins so there are fewer surprises once it does.
Outcome: A well-defined scope, design, investment, and construction plan.
-
With the plan established, we manage the work and keep you informed from start to finish.
Brymont coordinates the work, schedule, materials, inspections, site conditions, and day-to-day details required to keep the project moving forward. Throughout construction, you’ll have clear communication about progress, upcoming decisions, and anything that requires your attention.
Outcome: An organized construction experience with accountability throughout the project.
-
We finish by making sure the completed project meets the standard we agreed to together.
As construction wraps up, we complete our own quality review and walk the finished project with you. Any remaining details are documented and addressed before final completion, and we make sure you understand your new spaces, systems, and any applicable warranty information.
Outcome: A finished home that is complete, understood, and ready to enjoy.
01 — Discovery
Every successful project begins with understanding the right problem.
We begin with an introductory conversation followed by an on-site consultation to discuss your home, goals, priorities, investment expectations, desired timing, and any known challenges.
What we discuss:
Your vision, priorities, and how you want the finished home to function
The property, existing conditions, location, and any known constraints
Your anticipated investment and desired timeline
Any plans, inspiration, or design professionals already involved
Whether the project and working relationship are a strong mutual fit
What you can expect:
A clear understanding of the recommended path forward. If the project is a fit, Brymont will prepare an agreement outlining the professional pre-construction services required to develop it properly.
02 — Pre-Construction
The work done before construction is what makes construction work.
Pre-construction is where your initial ideas become a coordinated, buildable plan. Before you commit to construction, we work through the design, scope, pricing, logistics, and decisions that will define the project.
Depending on the project, Brymont may coordinate with architects, designers, engineers, municipal officials, suppliers, and key trade partners. Their input is brought into the process early while the design can still be refined and important decisions can be made without disrupting work in the field.
What we coordinate:
Existing-condition review, site considerations, and project feasibility
Review of architectural and engineering requirements
Design development
Zoning, permitting, and approval requirements
Input and pricing from appropriate trade partners and suppliers
Materials, fixtures, finishes, allowances, and long-lead items
A detailed scope of work and project-specific selections
Construction pricing, sequencing, logistics, and anticipated schedule
The final construction proposal and agreement
What you can expect:
A clearly developed project supported by design information, defined scope, detailed pricing, selections, allowances, and anticipated schedule needed to make an informed construction decision. The client-owned plans and design work produced under your pre-construction agreement remain yours, even if you decide not to hire Brymont for construction.
03 — Construction
A well-developed plan becomes an organized construction experience.
Once the construction agreement is finalized and the project is ready to begin. Our team manages scheduling, procurement, inspections, jobsite conditions, and quality control while keeping you informed about progress, upcoming milestones, and anything that requires your attention.
What Brymont manages:
Pre-construction handoff and project kickoff
Construction sequencing
Material ordering, delivery, and lead-time management
Permit requirements and required inspections
Jobsite organization, protection, and day-to-day oversight
Ongoing quality review and resolution of field conditions
Progress communication and upcoming client decisions
Written documentation of approved changes to scope, cost, or schedule
What you can expect:
A personally managed construction experience with an accountable team, consistent communication, and a clear understanding of how the project is progressing.
04 — Final Walkthrough
Completion receives the same attention as everything that came before it.
We help you understand the new spaces, materials, fixtures, and systems that have been added to your home. Applicable care, maintenance, closeout, and warranty information is reviewed so you know what to expect after construction is complete.
What Brymont manages:
Internal quality-control review
A detailed walkthrough with you
Orientation to relevant systems, products, and finished spaces
Applicable care, maintenance, closeout, and warranty information
Final project documentation and closeout
What you can expect:
A completed home that has been carefully reviewed, clearly explained, and prepared for you to enjoy with confidence.
Frequently Asked Questions
-
Pre-construction includes professional planning, coordination, design development, trade input, scope development, and pricing work. Charging for this phase allows Brymont to devote the time and expertise required to develop the project responsibly instead of offering a quick estimate based on incomplete information.
-
No. Brymont typically helps with the architectural process. However, we can become involved anywhere from the idea stage to collaborating with an architect or designer you have already selected. Earlier involvement allows construction input and investment considerations to inform the design while it is still flexible.
-
Deliverables typically include design documents, a developed scope of work, pricing and allowance information, project-risk or feasibility notes, and an anticipated construction schedule.
-
The deliverables from pre-construction are client-owned and remain yours to keep, even if you do not choose to build with Brymont.
-
The same four stages apply to both. The professionals involved, feasibility work, design requirements, permitting path, selections, and construction details are tailored to the needs of the specific project.
